Short-Term Rental Agreement

The Goodlife Getaways — Nashville, Tennessee

Effective Date: February 20, 2026

This Short-Term Rental Agreement (“Agreement”) is entered into between The Goodlife Getaways (“Host,” “we,” “us”) and the guest (“Guest,” “you”) making the reservation. By completing a booking, you agree to the following terms and conditions.

1. Reservation & Payment

  • Full payment is required at the time of booking unless otherwise arranged.
  • Nightly rates, fees, and taxes are displayed during the booking process. The total amount due is confirmed in your booking receipt.
  • A security deposit may be authorized on your payment method at check-in and released after checkout pending a satisfactory property inspection.

2. Check-In & Check-Out

  • Check-in time: 4:00 PM (unless otherwise communicated)
  • Check-out time: 11:00 AM (unless otherwise communicated)
  • Self check-in instructions, including access codes, will be provided prior to your arrival.
  • Early check-in and late check-out may be available upon request and are not guaranteed.

3. Guest Responsibilities

By staying at a Goodlife Getaways property, you agree to:

  • Treat the property, furnishings, and amenities with care and respect
  • Not exceed the maximum occupancy listed for the property
  • Not host events, parties, or gatherings that exceed the listed occupancy without prior written approval
  • Comply with all local noise ordinances — quiet hours are 10:00 PM to 8:00 AM
  • Not smoke or vape inside the property (smoking is permitted in designated outdoor areas only)
  • Not bring pets unless the property is listed as pet-friendly and prior approval has been obtained
  • Dispose of trash properly using the bins provided
  • Report any damage, maintenance issues, or safety concerns immediately to the Host
  • Lock all doors and windows when leaving the property

4. Prohibited Activities

The following are strictly prohibited at all Goodlife Getaways properties:

  • Illegal activities of any kind
  • Use of illegal substances
  • Unauthorized parties or events
  • Excessive noise that disturbs neighbors
  • Tampering with security cameras, smart locks, or noise monitoring devices (exterior only — no interior monitoring)
  • Subletting or allowing unregistered guests to stay overnight

5. Cancellation Policy

Cancellation terms vary by property and booking platform. The applicable cancellation policy is displayed during the booking process and confirmed in your booking receipt. Please review the specific cancellation policy for your reservation before booking.

6. Damages & Liability

  • Guests are responsible for any damage to the property, furnishings, or amenities caused during their stay beyond normal wear and tear.
  • If damage is discovered after checkout, the Guest will be notified and charged for repair or replacement costs. A security deposit or damage protection fee may be applied.
  • The Host is not liable for loss, theft, or damage to personal belongings left at the property.
  • The Host is not liable for injuries sustained on the property except where caused by Host negligence.

7. House Rules

Each property may have specific house rules in addition to this Agreement. House rules are provided in the listing description and/or check-in instructions. Violation of house rules may result in immediate termination of the reservation without refund.

8. Privacy & Security

  • Exterior security cameras may be present at some properties for safety purposes. Camera locations are disclosed in the property listing.
  • No interior cameras or audio recording devices are present in any property.
  • Noise monitoring devices (e.g., Minut) may be used to detect noise levels only — they do not record audio or conversations.
  • Guest personal information is handled in accordance with our Privacy Policy.

9. Force Majeure

Neither party shall be liable for failure to perform obligations under this Agreement due to circumstances beyond reasonable control, including but not limited to natural disasters, severe weather, government actions, pandemics, or utility failures. In such cases, the Host will work with the Guest to reschedule or provide a refund as appropriate.

10. Dispute Resolution

Any disputes arising from this Agreement will first be addressed through good-faith communication between the Host and Guest. If a resolution cannot be reached, disputes will be governed by the laws of the State of Tennessee and resolved in the courts of Davidson County, Tennessee.

11. Indemnification

Guest agrees to indemnify and hold harmless The Goodlife Getaways, its owners, employees, and agents from any claims, damages, losses, or expenses arising from Guest’s use of the property or violation of this Agreement.

12. Acceptance

By completing a reservation with The Goodlife Getaways, you acknowledge that you have read, understood, and agree to be bound by the terms of this Short-Term Rental Agreement.
